How long will it take before you start managing the property?
We are ready to start within the first 24 hours following the signing of the contract.
What’s the timeline for finding tenants?
The time is takes to find a tenant can various based on the state of the real estate market. That being said, our goal is always to land suitable tenants as soon as possible. To do this, we use several advertising platforms.
How does the application fees work?
Tenants will have to pay the application fee. We then use this fee to pay for credit and back-ground checks as well as our processing fee.
Is there a process for determining my property's rent?
We'll use real estate tools and result-oriented strategies to determine the proper rent for each property we manage. We also conduct market comparisons and deep research. All this information allows us to create highly competitive rental prices.
What is your rent collection system like?
We use our technological platform to interact with tenants and require online payments.
How and when do I get paid?
We use direct deposit to pay owners and as long as rent is collected we make payments by the 15th of each month.
Do you have a tenant screening process?
Yes, we make sure to screen all the prospective tenants before renting to them. The screening process covers several factors including credit history, criminal history, rental payment history and employment verification. Rest assured that we keep up with industry standard practices to screen tenants.
Do I need to insure my property?
Yes, please check with your insurer and verify that you have sufficient coverage. You will be required ensure that the management company will be named as additionally insured under you liability insurance and we will require proof of insurance. Your insurance won't cover the tenants' personal belongings so we also require tenants to carry adequate renters insurance.
Are there steps tenants need to take before the move-in?
First, your tenant must successfully pass the screening process. Once they do this, they are required to pay the security deposit in full. They will also have an appointment booked so they can sign the lease agreement. They need to be sure to read through the legal document and agree with all the terms.
There are instances where extra fees will be required. In those cases, the tenant will need to settle all of them when signing the agreement.
How will a tenant be cleared from the lease?
When your tenant moves out, we will thoroughly inspect the property. Once this is complete, they will receive the approval along with the security deposit. This however only holds true if there are no property damages found.
What inspections do you conduct?
We inspect the property when a tenant moves in and when they move out. Per your request, we can also do an unlimited amount of drive-by inspections. This will allow you to rest easy knowing that the property remains in good condition.
How are the utilities organized?
When a tenant moves in, all the utilities will be in their name. Some types of utilities, however, could be catered for by the properties. For example, trash collection or water. All the owner's utilities stay attached to their name. These utilities get submitted to our office for payment and your regular cash flow statement will include the utilities.
What happens in the event that a tenant doesn’t pay rent on time?
Our lease agreements always contain strict and clear rules that adhere to application laws about what happens in the event of missed or late rent payments. Tenants must pay the late fees once they’ve received the notice. Continued payment defaults will result in eviction.
What are your policies for property damage?
We will repair all damage by reaching out to our network of licensed and professional partners. Rest assured that we will keep you informed of everything before beginning repairs. When we get your permission, we will start the work at the earliest possible moment. All maintenance and unexpected repairs are carried out by using high-quality vendors at their best price.
Which reports will I be able to access?
You are can access a multitude of reports by using our owner portal. These reports include regular statements for income and expenses.
Will hiring a property manager mean a loss of all control?
Not at all! We see property management is a partnership and you can be as involved in the pro-cess as you would like.
What happens if an eviction is necessary?
We make every effort to avoid the eviction process. Eviction is the last resort and is not needed very often. However, in the event that it is required we will work with our attorney who will repre-sent you in the process. We charge an eviction processing fee and the property owner pays all legal and court fees.
