How do I submit my rental application?
Each adult over 18 planning to live in the property must complete an application and pay the $50 application fee. Go to the available properties page and select the “Apply” button.
Can I apply for a property that I haven't seen?
Yes, but the application will not be processed until you speak with a leasing agent and set up a viewing. All application fees are non-refunded. It's important to see the property in-person instead of only looking at the photos. The photos are only an approximate representation. Applicants should see whether the property meets their needs and expectations.
How do I visit a rental property?
Call the number on the property listing from the available properties page or click here to contact us online. Upon receiving your request, we'll work with you to schedule a viewing.
Am I required to sign a lease?
Yes, a lease agreement is required for all our properties. Most of our properties require a minimum 12-month lease.
What are your security deposit policies?
Security deposit varies depending on the property. See the property details on the available pro-perty page. The security deposit will be due in the full at the time of signing the lease. If you pay the deposit but then decide to not sign a lease agreement, we will retain the deposit as liquidated damages for having to lease the property again.
How does payment of rent work?
Your rent is due the first of every month. It’s required that you use your tenant portal to pay rent via bank automation, credit card, debit card or use a PayNearMe location to pay cash payments. An alternate payment method may be accepted with approval only.
Can I have a roommate?
Yes, but every roommate must get approval before taking up residence. You can do this using a rental application process mentioned above.
What is the pet policy?
We are pet-friendly! The pet policy, however, depends on the terms in each specific lease agreement and can vary for each property. We use a third-party pet screening process as part of our pet policy. Please contact us for more details about our pet policies.
Should I get renters insurance?
Yes, all the tenants are required to purchase renters insurance and liability insurance.
Do you accept Section 8 vouchers?
No, we do not accept Section 8 vouchers for our properties.
Can I get approved with low credit or a bankruptcy?
Possibly. We take several factors in consideration when making an approval decision. The application process will require proof of income. Past property managers will also be contact to provide payment history.
